Built in 1912, the 13-story Rowan Building was designed by British architect John Parkinson and developed by its namesake R.A. Rowan and Company. A mix of Beaux Arts and Classical styles, the Rowan Building is distinct for its cast iron rosettes, which hang from the cornice of the building as well as for its glazed terra cotta panels that cover the building façade. The Rowan Building was originally known as the Title Insurance and Trust Building and once housed many of the prominent law offices and stock brokerage firms of Downtown Los Angeles. Occupancy at the Rowan Building began to dip in the 1970s and in December 2004 Downtown Properties purchased the Rowan Building with the aim of transforming it into luxury lofts.
The Rowan Lofts opened its doors in 2008 after a two-year, $50 million renovation and consist of 206 live/work condominium units ranging from 500 to 1,400 square feet. The building also now hosts 10,000 square feet of ground floor retail situated behind recessed windows. The historical charm of the Rowan Building has been preserved with original features including mahogany windows, Carrara marble corridor walls and floors, and immaculately restored nickel and silver Art Deco elevator doors. Additional Honduran mahogany windows were added to the Rowan Lofts to enhance natural light and now total over 2,000. Residences offer hardwood floors, operable laminated glass windows and exposed brick walls. Amenities includes a hot and cold spa, an outdoor patio with a BBQ, 24 hour front desk service, as well as a dog run.
